The Kanga Standard

Most of what a committee or manager worries about with a grounds contractor isn't the mowing. It's whether they'll turn up, behave well on site, and make the job easy to sign off. This is our written promise on exactly that.

Why we put this in writing

Five promises, in writing, for every site

Anyone can say they're reliable. The Kanga Standard sets out what that actually means on your site: how we present and conduct ourselves, how we schedule, how we report, how we communicate, and how we keep the work safe and compliant. It's the same standard on every property, whether it's a small complex or a large commercial site, from your first enquiry to the last invoice.

The five promises

What you can expect, every visit

1 · Presentation & conduct on site

Turned out properly and working safely around residents, staff and the public. Gates left as found, pets and access respected, noise kept to sensible hours, and the site left clean, with clippings and prunings cleared every visit, not left for someone else.

2 · Reliability

A set schedule that suits the property, and we attend on the day we say we will. If weather forces a change, you hear it from us, so you're not left wondering. The same operator services your site, so nothing has to be re-explained each time.

3 · Reporting

Seasonal condition reports: how the grounds are tracking, and anything worth flagging: a failing tree, an irrigation fault, a safety issue. So you can show residents the levies are working, and you're never chasing confirmation that we came.

4 · Communication

One point of contact, the owner, and a reply usually the same business day and rarely later than the next one. No call-centre, no ticket queue, no being passed around. On body corporate and commercial sites, residents and tenants get a contact card carrying the same number, so day-to-day questions get answered on site while anything needing a decision comes to you. If something needs a decision, you get a straight answer. And after your first month, we check in and ask what we could be doing better.

5 · Safety & compliance

$20M public and products liability, fully insured, police-checked, WWCC and White Card held. Safe work methods on site, safe chemical handling for weed control, and green waste taken away and disposed of responsibly. Certificate of Currency and a safe work method statement available on request.

And one operator behind all of it

Every promise above is easier to keep because the person who quotes your site is the person who maintains it. Accountability doesn't get diluted across a rotating crew. It stops with the owner, Tim Le Grand.

Proof, not promises

What our reporting actually looks like

Promise three says you'll never chase confirmation that we came. In practice, that's a short service note after each visit: what was done, and anything worth flagging before it becomes a cost.

Our larger commercial sites also receive a seasonal condition report like the one shown here: a plain-English, area-by-area summary of how the grounds are tracking, with photo records and clear status calls. Green means healthy and on track. Amber means we've spotted something and we're watching it. Red means it needs a decision from you, with a note on what and by when.

It's the difference between paying an invoice and knowing exactly what you paid for, and it gives a committee or facilities manager something concrete to table at the next meeting.

Cm3 contractor prequalification is in progress for 2026. It is the work health and safety prequalification many facility and property managers ask for.
